Our report includes a comprehensive breakdown of works required for each element of the property, together with recommended budget allowances and timeframe according to urgency and industry best practice. Our executive summary highlights the key issues, with clear analysis of the anticipated expenditure curve using colour coded charts to illustrate peaks and troughs and cost allocation to each element.
Health and safety issues are of paramount importance, and we see an increasing necessity for asset managers and facilities teams to demonstrate appropriate planning and management of these issues. Our planned maintenance schedules highlight key health and safety considerations and urgent works, and we provide optional “red-amber-green” reporting and collated summaries across your assets for ease of reporting and onward action.
For larger assets and portfolios we understand there is often a need for management of separate budgets according to ownership, repairing responsibilities or service charge recovery. We will discuss specific budget allocation and reporting requirements with you at an early stage, to align cost granularity and apportionment with your needs, and advise on service charge recoverability if required.
We firmly believe a planned maintenance report is best utilised as a live document, integrated with annual budget planning and updated as the property condition changes over time. We are pleased to offer periodic updating of the maintenance schedule as a follow-on service, which can also be integrated with our contract administration service or undertaken in tandem with co-consultants as part of future project works.
